EazyCity Accommodation Agreement

1. Payments

1.1 Advance Rent Payments
Accommodation rent for all locations (Cork, Dublin, and Galway) must be paid one month before your arrival, along with a security deposit and a booking fee. Payments can be made via credit/debit card on our website or by bank transfer. Recurring rent payments must be made no later than one week before the due date after check-in. EazyCity does not accept cash payments.

1.2 Payment Requirements

  • Cork and Galway: A booking fee, security deposit, and four weeks' rent are required to secure your room.
  • Dublin: A booking fee, security deposit, and 12 weeks' rent are required upfront for the first academic term (September to early January). For the second term (early January onward), four weeks' rent is required in advance for extensions.

1.3 Late Payments
Overdue payments will incur the following charges:

  • €5/day for up to 3 days.
  • €10/day from day 4 onwards.

1.4 Refunds for Overpayment

  • Cork and Galway: Rent is generally non-refundable. However, with four weeks' advance notice of check-out, any overpayment will be refunded along with the security deposit (minus the check-out fee) after confirming the property is in satisfactory condition. Refunds may take up to 21 days after check-out.
  • Dublin: Rent payments for the first and second academic terms are non-refundable. During the summer (June to August), refunds for overpayment follow the same conditions as Cork and Galway.

1.5 Fee Adjustments
EazyCity reserves the right to update rates with 28 days' notice via email or letter.

1.6 Nightly Rates
If your stay ends with fewer than 7 nights, the following nightly rates apply:

  • Cork
    • Twin/Double: €30 per night per person
    • Single: €40 per night
    • Studio (Double Occupancy): €35 per person per night
    • Studio (Single Occupancy): €50 per night
    • Triple Room: €25 per person per night
  • Dublin
  • Single Room: €50 per night
  • Galway
    • Twin/Double: €40 per night per person
    • Single: €50 per night

2. Security Deposit

2.1 Deposit Requirements
A €300 security deposit is required prior to arrival. Refunds will be processed after check-out, minus a €75 check-out fee, provided 28 days' notice of departure is given and the accommodation is in good condition.

2.2 Payment Method
Deposits must be paid via credit/debit card. Refunds will be issued through the original payment method or by bank transfer and may take up to 21 days.


3. Accommodation Stay

3.1 General Conditions

  • Maximum stay: 6 months (extensions require management approval and are subject to availability and new booking fees).
  • Accommodation addresses may be adjusted for reservations made more than one month in advance. Changes will always ensure the new address is within a 20-minute walk of Cork city centre for our Cork propeties. In Dublin all our accommodation is located in Santry (Dublin 9).
  • Booking fees and rent payments are strictly non-refundable. For overpayments please refer to point no. 1.4

4. Notice Period & Check-Out

4.1 Notice Requirements
A minimum of 28 days' notice is required for departure. Failure to provide notice may result in the partial or full forfeiture of the security deposit.

4.2 Check-Out Time
Rooms must be vacated by 10:00 AM on the check-out day. Late check-out is available until 2:00 PM for a fee of €20, subject to availability and prior approval.


5. General Conduct

  • No parties are allowed, and noise must be kept to a minimum.
  • Smoking is prohibited and will incur a €50 fine for violations. Repeat offenses may result in eviction and loss of the deposit.
  • Tenants are not permitted to move rooms without prior approval. A €20 fee applies for personal preference moves.
  • Hanging clothes on windows or terraces is prohibited.
  • Food and drinks must not be consumed or stored in bedrooms.
  • Pets are not allowed.
  • Illegal drug use will result in immediate eviction and notification to authorities.
  • Aggressive or violent behavior is strictly prohibited and will result in immediate eviction.

6. Safety & Security

  • Always unplug personal electrical items when not in use.
  • EazyCity is not responsible for personal belongings. Tenants are advised to have insurance coverage.
  • Keep keys safe at all times. Lost keys incur a €20 replacement fee. After-hours assistance incurs a €150 call-out fee.

7. Cleaning & Maintenance

  • Tenants must keep common areas clean.
  • Maintenance issues should be reported promptly via this link: https://www.eazycity.com/maintenance-form/
  • Urgent repairs may require short-notice access.
  • Excessive energy consumption or improper waste management may result in fines.
